**Job Summary**

Contingent on award of contract, AECOM is seeking a Custodial Manager for our maintenance operation within a major automaker in Greer, SC.

+ Typical work hours are Monday-Friday, 7:00am – 4:30pm; hours may vary based on business demand.

+ This position requires a valid driver’s license.

+ Hiring bonus may be available to qualified candidates outside of the commuting area

The Custodial Manager provides overall vision, planning, direction and control for housekeeping and special event setups to ensure clean, orderly and attractive condition of the client’s campus.

Makes strategic decisions, executes and delivers on those decisions to improve processes and/or customer service. Motivates and guides each location’s custodial supervisor and custodial staff. Establishes and maintains effective customer relationship with client. Seeks opportunities to develop new business or expand existing business.

+ In collaboration with the Human Resources function, manages human capital to ensure work activities exceed customer’s expectations

+ Assembles and submits accurate requested reports per schedule.

+ Manages all aspects of contract with client in area of responsibility

+ Able to work independently, analyze situations, make decisions, set and meet own deadlines without supervision.

+ Coordinates the activities of each location to best utilize staff, materials and equipment.

+ Leads the development, implementation and upkeep of all custodial policies, plans and procedures to ensure contractual compliance.

+ Maintain, update, and follow Custodial Operational Plans.

+ Tours and inspects the facilities to ensure quality of service is met within custodial and special services operations, evaluates facility condition and recommends improvements.

+ Oversees the work of subcontractor services in area of responsibility

+ Responds to emergency situations in a timely and efficient manner.

+ Resolves and follows-up on all customer complaints/issues.

+ Manages QA/QC program for branch related tasks including the development and implementation of metrics to measure performance and actively work to improve processes at all levels.

+ Coordinate with AECOM management and/or client personnel to execute work to the customer’s satisfaction.

+ Drives project continuous improvement, set goals and objectives, and meets schedule commitments

+ Ensures plans are aggressively monitored and requirements are enforced

+ Delegates effectively

+ Anticipates operation’s needs and provides good direction; takes initiative

+ Meets or exceeds KPI's

+ Knows when, how and to whom to delegate tasks to, and follow up.

+ Cost

+ Develops detailed budget with labor, materials, and subcontract costs identified by month for project

+ Controls costs by planning work, effectively using resources, and executing to budget

+ Ensures appropriate funding processes comply with established processes to ensure projects and work are properly funded and monitored

+ Identifies and implements cost savings initiatives in all areas of the project

**Minimum Requirements**

**Minimum Requirements:**

1. High school diploma or demonstrated equivalent.

2. Five years of custodial, janitorial, or housekeeping experience, plus 2 years of supervisory experience.

3. Valid driver’s license.

**Additional Information:**

+ Qualified applicants who are offered a position must pass a pre-employment substance abuse test.

+ This position may require a valid Driver’s License.

+ This position will require the ability to obtain a security access badge at our client’s location.

+ This position may require various shifts, weekends, and alternative work schedules.

**Physical Requirements:**

+ Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

+ Requires ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.

+ Requires ability to attend meetings throughout the site and potentially travel to other AECOM, customer and/or vendor locations in the area, as well as some air travel to more distant locations.

+ Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.

+ Demonstrated fluency in computer use including the full Microsoft product line.

+ Requires the ability to walk extensively throughout diverse work environments as required by business demand.

+ Some tasks will require repetitive wrist movements.

+ Requires some moving of light to medium weight materials into desks, filing cabinets and other storage locations.

+ Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

**Special Requirements:**

+ Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

+ Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

**Preferred Qualifications**

**Preferred Qualifications:**

1. Bachelor’s degree in Business or a related field.

2. Certification in facilities operations, maintenance or housekeeping fields of study (e.g., IFMA, LEED & LEED-EB, APPA, CFM, etc.).

3. Demonstrated knowledge of recycling, green cleaning and other best practices within the custodial/housekeeping trade.

4. Ability to communicate effectively (verbal and written) with a wide variety of audiences (e.g., custodians, operators, engineers, management, customers, etc.).

5. Experience managing a multi-skilled work force to deliver positive results.

6. Experience utilizing a CMMS, preferably SAP and Maximo.

7. Demonstrated ability to generate new business opportunities.

8. Experience in creating Power Point presentation and giving presentation in front of large audiences

9. Experience creating metrics and data mining for driving performance results

10. Proficiency in Microsoft Office Suites with emphasis on the ability to navigate and formulate within Excel and Access

**Other Attributes:**

+ Must be willing to work overtime when required. May be required to work holidays and weekends.
