**Job Summary**

Contingent on award of contract, AECOM is seeking an experienced industrial Facility Project Manager for our operations and maintenance team within a major manufacturer in northeastern New Jersey.

+ Typical work hours are Monday-Friday, 7:00am – 4:30pm; hours may vary based on business demand.

+ Requires travel up to 30% throughout continental United States.

+ Hiring bonus may be available to qualified candidates outside of the commuting area.

The Facility Project Manager reports to the AECOM Operations Manager and works to develop and maintain close working relationships with business leaders/stakeholders throughout the organization.

This position is responsible for the overall Facility Maintenance portfolio that includes the Woodcliff, NJ location and multiple sites in the Northeast, Southeast, Central and Western Regions. This includes preserving the safety and well-being of our employees, safeguarding company funds and property, and generally representing the company with respect to the client.

This position ensures that established company goals are realized while maintaining client relations that will enhance future business, and has total responsibility for managing all aspects of the portfolio.

Essential Functions:

+ Working under the supervision of a senior Program Manager or above, demonstrates and provides project leadership in their area of responsibility.

+ Ensures safety of employees and tenants of facilities.

+ Is knowledgeable of site safe work requirements and ensures work is performed in accordance with safety procedures.

+ Provides leadership to ensure AECOM and client EH&S programs are 100% compliant.

+ Manages Site Compliance Calendar to ensure 100% compliance across areas of responsibility.

+ People & Communication

+ Creates inclusive, high-performance work environment.

+ In collaboration with Human Resources function manages human capital to ensure work activities exceed customer’s expectations.

+ Oversees employees on-boarding and ensures they are qualified to perform duties expected of them.

+ Maintains sense of urgency about customer response and addressing issues.

+ Initiates and communicates variety of personnel actions (e.g., employment, termination, performance, and salary reviews, disciplinary actions, scheduling and/or approving overtime).

+ Establishes and maintains effective two-way communications to understand needs and concerns of employees; communicates employee attitudes and expectations to higher management; manages employee personal information.

+ Performs annual employee assessment and performance review.

+ Supports or conducts formal presentations to clients and/or management

+ Operational Excellence

+ Manages all aspects of contract with client.

+ Establishes an organizational structure that ensure the most efficient utilization of resources while fulfilling the contractual requirements

+ Understands critical nature of client’s work environment including particulars of production facility.

+ Ensures 24 x 7 operational availability of critical facility systems (HVAC, steam plant, electrical, compressed air, chilled and process cooling water systems).

+ Ensure 24 x 7 operational availability of emergency life support systems and critical data center systems.

+ Identify potential project problems or opportunities, analyze the issues using all appropriate resources, develop alternatives, and arrive at the most optimum approach to mitigate problems or exploit opportunities.

+ Oversee implementation of planned, preventative, and predictive maintenance programs.

+ Ensures workload is effectively prioritized, assigned, tracked, and executed.

+ Ensures workflows are defined, implemented, and effective.

+ Ensures predictive technologies are effectively used and results are used to drive Reliability Center Maintenance.

+ Drives project continuous improvement, set goals and objectives, and meets schedule commitments.

+ Ensures plans are aggressively monitored and requirements are enforced.

+ Delegates effectively.

+ Anticipates operation’s needs and provides good direction; takes initiative.

+ Manages performance and progress against the plan and ensures accurate forecasts with commensurate action plans.

+ Track and report status against key performance indicators or contractual metrics on a routine basis. Implements corrective measures when measures are outside service levels or bandwidths.

+ Meets or exceeds KPI's.

+ Provides accurate monthly forecasts of cost, schedule, and resource utilization.

+ Oversees effectiveness of following soft services:

+ Landscaping and Grounds Maintenance.

+ Janitorial Services.

+ Manages multiple subcontractors supporting the operations and maintenance functions.

+ Works with Business Development to increase scope of services on existing contracts.

+ Supports BD and Group management in Contract negotiations with customers.

+ Cost

+ Establishes annual operating budgets in cooperation with customer, business manager or group financial department.

+ Develops detailed budget with labor, materials, and subcontract costs identified by month for project.

+ Controls costs by planning work, effectively using resources, and executing to budget.

+ Identifies and implements cost savings initiatives in all areas of the project.

**Minimum Requirements**

**Minimum Requirements:**

1. Bachelor’s degree in Business, Facility Management, Maintenance Management, Engineering, or a related discipline, or demonstrated equivalent combination of education, training and experience in process or production maintenance.

2. In addition to education, 10 years of progressive career experience in industrial facility maintenance.

3. Working knowledge of purchasing and/or utilizing and managing subcontracts or vendors.

4. Staff management experience, including disciplinary action, hiring, terminating, and performance appraisals.

**Additional Information:**

**Physical Requirements:**

+ Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

+ Requires ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.

+ Requires ability to attend meetings throughout the site and potentially travel to other AECOM, customer and/or vendor locations in the area, as well as some air travel to more distant locations.

+ Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.

+ Demonstrated fluency in computer use including the full Microsoft product line.

+ Requires the ability to walk extensively throughout diverse work environments as required by business demand.

+ Some tasks will require repetitive wrist movements.

+ Requires some moving of light to medium weight materials into desks, filing cabinets and other storage locations.

+ Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

**Preferred Qualifications:**

1. Ability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives and arrive at the optimum approach to mitigate problems or exploit opportunities.

2. Experience with engineering controls related to facility maintenance services.

3. Experience in continuous improvement initiatives such as Six Sigma, Lean, Kaizen, etc.

4. Experience in contract negotiation.

5. Extensive experience using a computerized maintenance management system.

6. Experience with Microsoft Office programs such as Power Point and Visio.

7. Experience with typical Microsoft Office Suite programs such as Excel, Outlook, and Word.

8. Shows strong technical background and understanding of:

+ Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track and trend equipment history.

+ Managing through the use of Computerized Maintenance Management Systems (CMMS)

+ Knowledge of reliability maintenance

1. Predictive maintenance experience, including areas such as IR scanning, ultrasonic, vibration and oil analysis, testing, life cycle studies, incident reports, root cause analysis and/or additional data gathering programs

2. Experience developing and managing a budget and in contract negotiation.

3. Ability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives, and arrive at the optimum approach to mitigate problems or leverage opportunities.
