**Job Summary**

Contingent on award of contract, AECOM is seeking an experienced industrial Facility Supervisor for our operations and maintenance team within a major automaker in Greer, SC.

+ Typical work hours are Monday-Friday, 7:00am – 4:30pm; hours may vary based on business demand.

+ Hiring bonus may be available to qualified candidates outside of the commuting area.

The Facility Supervisor reports to the Facility Manager and is responsible for the building systems and maintenance operations. Completes maintenance operations to the satisfaction of the client, consistent with cost, schedule and contractual requirements. Plans, coordinates and supervises routine maintenance activities and special projects, and distributes workload to achieve productivity and quality objectives. Interfaces with the client to ensure customer satisfaction.

In addition, this position is responsible for all basic management responsibilities including, but not limited to: staffing and development, evaluation and recognition, leadership, and employee relations. Researches and formulates related policies and procedures to ensure all associated administrative procedures are current and audit ready. Coordinates and monitors the purchase and maintenance of equipment and supplies. Ensures the safety and well-being of its employees, safeguarding company funds and property, and generally represents AECOM in the field with respect to the client.

+ Monitors and implements safety programs and ensures project conformance to national, local, and company regulatory codes.

+ Maintains accurate, comprehensive, and organized records.

+ Applies knowledge of site safe work requirements and performs work in accordance with established safety procedures.

+ Monitors subcontractors’ compliance with project and own company safety programs.

+ Maintains appropriate Job Hazard Analysis for work and develops JHA's as appropriate for new or altered work.

+ People & Communication

+ In collaboration with the Human Resources function manages human capital to ensure work activities exceed customer's expectations.

+ Operational Excellence

+ Oversees day-to-day maintenance and operations of facilities and equipment focusing on keeping all equipment reliable and efficiently operating and avoiding any impacts to plant services.

+ Uses strong organizational and problem-solving skills and creative thinking to introduce and manage change to achieve continuous improvement.

+ Works proactively to identify potential project problems or opportunities, analyzes issues using appropriate resources, and develops and implements optimal alternatives

+ Develops and recommends long-range goals and short-range objectives as well as plans and practices.

+ Applies understanding of AECOM scope of work and contract requirements for O&M areas of responsibility.

+ Develops/implements work procedures to include planning and scheduling, cost control, work execution, quality control, and conformance to site-specific work execution requirements.

+ Monitors workforce utilization, effectiveness, and productivity through the efficient use of personnel and equipment.

+ Coordinates work activities to minimize impacts to plant floor and meet customer expectations.

+ Requisitions tools, materials, and equipment in accordance with established procedures and necessary lead times.

+ Prepares and reviews plans, specifications, drawings, and schedules to determine work phases and work priorities.

+ Identifies operational deficiencies and recommends solutions.

+ Inspects work to evaluate progress, efficiency of operation, quality and cost control.

+ Develops quality maintenance job plans on all facilities equipment and systems.

+ Develops predictive maintenance program to include vibration, IR, oil analysis, and other methods.

+ Ensures effective use of Maximo CMMS and data integrity within system.

+ Prepares related reports and audits current procedures to monitor efficiency of operations.

+ Develops plans and programs in response to present and anticipated space and facility requirements.

+ Inspects plant facilities or reviews inspection reports, to determine repairs, replacement, or improvements required.

+ Supports engineering and construction activities by providing information, reviewing designs and specifications, and operating or locking out equipment and systems when necessary.

+ Evaluates proposals and bids for various design, contracting, and follow-on services as required.

+ Recommends bid acceptance.

+ Cost

+ Develops detailed budget with labor, materials, and subcontract costs identified by month for area of responsibility.

+ Controls costs by planning work, effectively using resources, and executing to budget.

+ Reviews reports of expenditures for previous year and proposed improvements on facilities in order to prepare budget estimates for upcoming year.

+ Ensures accurate employee time accounting in Maximo and Deltek systems.

**Minimum Requirements**

**Minimum Requirements:**

1. Bachelor’s degree in business, facility management, or a related field or demonstrated equivalent combination of education and experience.

2. Five+ years of progressive supervisor experience managing contracts for facilities operations and maintenance in a manufacturing, large commercial, or logistics distribution environment.

**Additional Information:**

+ This position may require various shifts, weekends, and alternative work schedules.

**Physical Requirements:**

+ Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

+ Requires ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.

+ Requires ability to attend meetings throughout the site and potentially travel to other AECOM, customer and/or vendor locations in the area, as well as some air travel to more distant locations.

+ Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.

+ Demonstrated fluency in computer use including the full Microsoft product line.

+ Requires the ability to walk extensively throughout diverse work environments as required by business demand.

+ Some tasks will require repetitive wrist movements.

+ Requires some moving of light to medium weight materials into desks, filing cabinets and other storage locations.

+ Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

**Special Requirements:**

+ Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

**Preferred Qualifications**

**Preferred Qualifications:**

1. Two years of experience in a leadership position demonstrating the ability to analyze Facility Maintenance related problems (i.e. Electrical, Mechanical, HVAC, Grounds); then recognize and determine solutions (engineered or otherwise) for resolution. This includes but is not limited to; opportunities for improved asset reliability, improved quality results, safer work conditions, and lower maintenance cost, improved work plans to increase efficiency.

2. Experience in creating Power Point presentation and giving presentation in front of large audiences

3. Experience creating metrics and data mining for driving performance results

4. Experience utilizing Continuous Improvement disciplines such as Six Sigma, Kaizen, Lean Manufacturing, 5S, 4 M’s, etc.

5. General working knowledge of all facility related equipment & systems in a logistics type facility.

6. Proficiency in Microsoft Office Suites with emphasis on the ability to navigate and formulate within Excel and Access

7. Experience utilizing a CMMS, preferably SAP and Maximo.

8. Experience managing a multi-skilled work force to deliver positive results.
