**Job Summary**

AECOM is actively seeking a highly motivated Senior Associate, Real Estate Economics for employment in the New York, NY office.

The firm participates in diverse areas of real estate and economic development consulting. We often assume multiple, high profile client-facing roles in surplus real estate reuse as well as underutilized property repositioning and redevelopment. Work may include serving large public and private entities seeking to develop new campuses, facilities, and research parks; guiding neighborhood, local and regional economic development initiatives, assisting clients to package and monetize real estate assets, structuring public/private partnerships, selecting sites for operations, and developing long-term strategic real estate plans for portfolios.

The Senior Associate Real Estate Economics, will work with senior staff providing project management, research, financial, and analytic support for a wide range of clients and assignments.

The responsibilities of this position include, but are not limited to:

+ Support the senior management of the NY Metro Real Estate Economics Group in the NYC office

+ Formulate redevelopment strategies and proposals for specific sites

+ Manage specific real estate transactions

+ Analyze leases and other real estate assets, including pro forma analysis and transaction structures

+ Perform financial analysis, including sources and uses of funds, projected cash flows and returns analysis, etc

+ Project manage support of facilities and master planning projects, including management of consultants, budgets, and contracts

+ On behalf of clients, develop requests for proposals, analyses of responses, and participation in developer or consultant selection process; and research support for a wide variety of client engagements

+ Conduct research including, but not limited to, best practices, current market trends, real estate comparable

+ Write reports, memoranda and briefing papers to clients via email or Word, as well as formulate PowerPoint presentations of findings to clients coordinate and schedule project team meetings, prepare agendas and meeting minutes, and follow up on assignments

+ Prepare project work plans, budgets, and schedules

+ Coordinate and provide support to project team members, including design and construction professionals, attorneys, real estate developers, financial advisors, and planning consultants

+ Travel domestically, including to exurban and rural property site locations

**Minimum Requirements**

+ Bachelor’s degree is required

+ 4+ years of related experience in real estate, development, finance, urban or land use economics, city planning or related disciplines

+ Ability to analyze and report on census data, real estate data, related quantitative data sources and able to propose client solutions based on data analysis

+ Proven track record of success in advising, developing or managing a diversity of real estate assets in widely varied socio-economic market types

+ Must be willing and able to travel domestically, including to exurban and rural property site locations

+ Must be able to obtain information and research from internet and non-internet based sources, as well as stake holder interviews, are essential. As is the ability to distill that information into clear, concise written and oral conclusions

+ Strong critical and analytical thinking, keen intellectual curiosity, and an interest in conducting research from varying sources i.e. online, via telephone and in-person interviews as well as, various industry and news publications

+ Strong quantitative skills and experience with MS Office Suite (especially Excel, Word and PowerPoint) is essential

+ Must be able to clearly, concisely, and creatively communicate a wide range of data in report and paragraph form

+ Ability to work in a collegial team environment across offices and regions as well as to communicate information clearly in writing, in conversation and in presentations

+ Must be able to work independently with minimal supervision, as well as be self-motivated, prioritize tasks, work within variable deadlines, and handle multiple assignments that may vary in subject matter

+ Must be able to assume progressively greater client contact and project leadership and responsibilities over time

**Preferred Qualifications**

+ Master’s degree in real estate, development, finance, urban or land use economics, city planning and related disciplines

+ Background in economic development, public policy, planning, sustainability recreation & tourism, attractions, PPP, and/or public-use. Demonstrated journalism experience in a related field is welcomed as well

+ Experience with real estate financial modeling, fiscal & economic impact, real estate market research, analysis is a plus

+ Ability to prepare financial analyses including pro formas, development budgets, operating cash flows, valuations, and occupancy cost analyses, and other real estate financial modeling

+ Knowledge or experience with Arcview GIS, demographic and statistical software and Argus
